The Brownsburg Public Library project, completed by TJD Roofing & Exteriors as a subcontractor to 3D Pro Contracting, involved the replacement of an existing standing seam metal roof system on a large-scale public facility spanning over 54,900 square feet. The structure consisted of 12 roof facets with a predominantly low slope of 2/12, creating a challenging environment for long-term waterproofing and system performance. The existing single-lock standing seam roof had experienced ongoing leaks due to improper application on low-slope sections, as well as failing seams and deteriorated butyl sealant, necessitating a full system replacement. To address these issues, TJD Roofing & Exteriors installed the Indiana Metal MP210 mechanical lock standing seam system over a full-coverage high-temperature ice and water shield underlayment. This assembly provided a watertight solution designed specifically for low-slope applications and qualified for manufacturer-backed weather-tightness warranties. One of the most notable aspects of the project was the installation of full-length panels, with some exceeding 100 feet, run continuously from eave to ridge with no seams or splices. This was achieved by positioning Indiana Metal’s NewTech SSQ roll former at the eave of the roof using a telehandler, allowing panels to be formed and fed directly onto the roof deck for installation.
Due to the building remaining open to the public throughout construction, the project required extensive coordination, safety planning, and logistical management. Limited access points restricted material staging and debris removal, requiring much of the tear-off and installation process to be completed through designated loading areas. A crew of ten was maintained on-site to ensure consistent production while working around pedestrian traffic and site constraints. Additional scope included extensive decking repairs due to prior moisture damage, custom-fabricated trim systems, and complex flashing details at eaves, penetrations, and transitions. A multi-piece eave detail was designed to properly integrate with existing fascia conditions, ensuring both performance and aesthetic continuity. Throughout the project, TJD Roofing & Exteriors worked closely with Indiana Metal, whose ability to provide custom trims and responsive support was instrumental in maintaining project efficiency and quality. The result is a high performance roofing system built to withstand the demands of a low-slope application, providing long-term durability and confidence in the building’s protection for years to come.
